As we move into the Spring, we wanted to provide you with an update on Próspera's progress. This update includes the latest news from Próspera, updates on some of our key projects, and opportunities for you to participate in our mission of maximizing human prosperity! 

 

 

Growth in 2023

 

2023 was a big year for Próspera! We saw substantial growth in residents, businesses, and governance revenues across the board. Over the course of the year, we saw a 60% increase in registered businesses, a 156% increase in governance revenues, and a 248% increase in new residents. These trends continue to accelerate, driven by some of the following developments.

Real Estate

 

Since completing the full acquisition and activation of the Pristine Bay Resort late last year, we have made significant progress improving operations and welcoming new guests to the property.

 

We've hosted events for Reason Foundation, corporate retreats for companies like Bitrefill, summits for Latin American entrepreneurs, and a two-month popup city with Vitalia.

 

This has translated into increased bookings, with most of the property’s rooms booked up through Q1 of this year. Construction is currently underway to expand the Las Verandas hotel, which will double its capacity to cater to this growing demand.  Additionally, we welcomed the opening of Pete's Place: a beginner-friendly recreational driving range and a great new amenity for residents and visitors.

 

Since acquiring these properties, we've successfully generated new activity, and our resort operations are trending towards break-even, with cash-flow positivity anticipated later this year.

Development continues on Duna Residences, our next flagship project that will deliver over 80 residential units. More than half of these residences have already been pre-sold. The building is scheduled for completion in the coming weeks.

We have partnered with Nomad Nation to acquire property for the construction of a housing development in Próspera. NOMAD's co-living villages provide state-of-the-art residential communities with co-living and co-working amenities, designed specifically for remote workers.

 

The company selected Próspera for their international expansion, and the community will be their first development in Latin America. Nomad's village will include up to 20 residential units with shared amenity spaces and breaks ground this Summer. 

Próspera Hosts Vitalia

We partnered with Infinita Fund and Vita DAO to host Vitalia, a two-month pop-up city event focused on biotech and longevity research. Since January, Vitalia has welcomed over 500 community members to Próspera.

 

The event attracted the attention of key influencers in the charter city space like Balajis Srinivasan and Naval Ravikant, as well as longevity influencers like Bryan Johnson and Aubrey de Grey. They all attended in person and shared very positive feedback on what we are building. Vitalia also received a shout-out from influencer Scott Adams.

 

Vitalia started as a temporary pop-up city and was a raging success. Now, it’s becoming a permanent district within Próspera. Vitalia is focused on accelerating longevity companies, supported by crypto, healthcare, hardware, software and pro-technology community. ​Vitalia's goal is to have 200 semi-permanent residents by the end of the year!

Upcoming Event: Safe Harbor Summit

 

Vitalia is hosting a Safe Harbor Summit in Próspera April 26 - 28. The event will explore Legal Engineering for a Bio-Crypto Future.  ​​The event features speakers, workshops, a pitch competition, and hackathon. 

 

Sessions include an ​Introduction to Legal Engineering, Web 3 Dispute Resolution Platforms, Tokenization of Assets, Innovative Jurisdictions, and more. Over a dozen speakers will be in attendance, including:

Safe Harbor Summit

 

Political Update

 

Próspera ZEDE continues to operate and grow under Honduran Constitutional protections and international legal stability agreements, although political risk remains omnipresent. We received positive news when the Honduran Congress did not move forward with ratifying the repeal of the ZEDE Constitutional Provisions by October 31, 2023, which leading Honduran legal scholars regarded as the deadline. While the Honduran Congress took the initial vote to start the process to amend the Honduran Constitution to repeal the ZEDE Constitutional Provisions in 2022, the required second vote to ratify the repeal amendment did not take place prior to the deadline due to a lack of political support. While this change would not have lawfully impacted Próspera under established legal doctrines, this was a positive development for the future of ZEDEs in Honduras. 
 
Our legal stability team remains engaged with Honduran and American stakeholders, is making the case for respecting the rule of law as it protects ZEDEs, and is closely monitoring developments here. We continue seeking a dialogue with the current administration to find a win-win solution for Honduras.

In The News

 

Business Insider: The 15-minute video covers Próspera's approach to private governance, interviews with members of the local community and Próspera's team. While the reporting does include some inaccuracies about the significant transparency provisions inherent to the Próspera ZEDE and the widespread support for Próspera's mission among locals, it provides an otherwise fairly balanced perspective along with some stunning footage of the development progress locally.  

 

Marginal Revolution: Alex Tabarrok recently visited Roatán and shared a podcast discussion with Vitalia Co-Founder Niklas Anzinger and Próspera CEO and Founder Erick Brimen.

 

Network State Conference: Próspera was featured at The Network State Conference in Amsterdam in November, where Founder Erick Brimen presented our vision and the progress we have made to date. The event was attended by 10,000+ online and in-person attendees in the startup city space. It was clear from the presentation that Próspera is the clear leader in this space, as we have something that no one else has achieved yet – a real jurisdiction with real autonomy that is serving real people in the real world, right now!

Chief of Staff: The Chief of Staff to the CEO will play a critical role in enhancing the effectiveness of our CEO and, by extension, our organization. This position encompasses a mix of strategic planning, project management, and operational oversight.

Legal Stability Disclosure and Disclaimer. The Honduran National Congress purported to adopt certain Decrees (Nos. 32-2022 and 33-2022) to repeal the ZEDE constitutional amendments and organic law originally enacted in 2013 and 2014 respectively, with the ratification of the purported repeal of the ZEDE constitutional amendments scheduled for the 2023 session of the Honduran National Congress (the “Decrees”). Honduras Próspera Inc., St. John’s Bay Development Company LLC, and Próspera Arbitration Center LLC (the “HPI & Affiliates”) have retained legal counsel to determine the most appropriate manner of responding to the Decrees and the Risks, which has included filing a Request for Arbitration with the International Centre for Settlement of Investment Disputes (“RFA”), among other measures. HPI & Affiliates have adopted the position that the Decrees cannot be lawfully applied to existing ZEDEs, such as Próspera ZEDE, under international and Honduran domestic law, through at least January 2064. However, various Honduran public officials and agencies have articulated or acted on the position that the Decrees apply to Próspera ZEDE. Such conduct has been alleged in the RFA to constitute illegal and expropriative conduct. Nevertheless, to the extent practicable, HPI & Affiliates intend to pursue the core vision of their respective business models in Próspera ZEDE as originally guaranteed under the ZEDE constitutional amendments and organic law. In so doing, HPI & Affiliates reserve the right to adopt a wide spectrum of risk mitigation countermeasures in their reasonable business judgment and without intended third party beneficiaries. There is no guarantee that any of these countermeasures will prove to be successful in substantially preserving the rights and privileges to which HPI & Affiliates are entitled, including the legal stability of Próspera ZEDE, or in materially mitigating the Risks.
